# How Long Does Roof Replacement Actually Take? Eastside WA Timeline
You signed the contract. The deposit (or in our case, no deposit) is sorted. The shingles are ordered. Now your house is about to lose its roof for a few days, and the family wants to know what to expect.
For most Sammamish, Bellevue, Redmond, and Kirkland homes, the answer is 2 to 5 days of active work. The full project from contract signature to final cleanup typically runs 1 to 3 weeks, depending on permits, material lead times, and the weather.
This guide walks through the real timeline, what slows things down, and how to plan for the disruption.
The short answer for Eastside homes
For a 2,000 to 3,000 sq ft home with a moderately pitched roof and asphalt shingle replacement:
- Active roofing work: 2 to 5 days
- From contract to start date: 1 to 4 weeks (depends on permits and shingle availability)
- Total timeline (signature to final inspection): 2 to 5 weeks
Cedar shake conversions take longer. Steep roofs take longer. Bad weather pushes the start date out, not the duration. Once the roof is open, we work straight through to finish.
Pre-construction phase (1-2 weeks before)
Most of the calendar time before active work isn't on your roof. It's in three places:
1. Permit pull. Bellevue, Sammamish, Kirkland, and Issaquah all require roof permits. Standard turnaround in 2026 is 5 to 10 business days. Some unincorporated areas of King County are faster.
2. Material order. GAF Timberline HDZ in standard colors (Charcoal, Weathered Wood, Slate) is typically in stock at regional distributors. Custom colors or premium shingles like Grand Sequoia can add 1 to 2 weeks.
3. Crew scheduling. Spring and early summer are the busiest seasons in Western Washington. We typically book 1 to 3 weeks out from contract signing. After Labor Day, the calendar opens up.

Day-by-day breakdown of a typical replacement
For a standard 2,500 sq ft Eastside home with asphalt shingle replacement, here's how the days run:
Day 1: Tear-off and prep
- 6:30 AM. Crew arrives. Material delivery either at start of day or already on site.
- 7:00 AM to noon. Tarps go up to protect landscaping, plants, and patios. Tear-off begins. Old shingles come into a dump trailer or rented dumpster.
- Noon to 4:00 PM. Tear-off completes. Decking inspected. Any rotten plywood gets replaced now. Underlayment goes down. Ice and water shield in valleys, eaves, and around penetrations.
- End of day. Synthetic underlayment fully installed across the entire roof. The home is dry under the underlayment overnight even if it rains.
Day 2: Field shingle install
- 7:00 AM to 4:00 PM. Drip edge on eaves and rakes. Starter strips. Field shingles installed in courses, working from eave to ridge. A single crew can shingle 5 to 8 squares per day on a moderate-pitch roof.
- End of day. Most or all of the field shingles are done. The roof looks finished from the ground.
Day 3: Flashing, ridge, and detail work
- 7:00 AM to 2:00 PM. Step flashing at walls. New chimney flashing if needed. Pipe boots replaced. Ridge cap installed. Vent stack flashing tightened up.
- 2:00 PM to 4:00 PM. Final inspection by the crew lead. Cleanup begins.
Day 4 (if needed): Final cleanup and inspection
- Magnetic sweep for nails across the property.
- Debris haul-off to the dump.
- Final walk-through with the homeowner. Roof inspection by Brenda or our project lead.
- Photos for the warranty file and homeowner records.
For most Eastside homes, days 3 and 4 collapse into one. Smaller homes finish in 2 days total. Larger or more complex roofs spread across 4 to 5.
What slows roof replacements down
Most timeline overruns trace back to one of these:
1. Decking damage discovered during tear-off
If we find more rotted plywood than expected, we replace it before underlayment goes down. Each sheet of plywood adds 30 to 45 minutes of crew time. A home with 10+ sheets of bad decking can add a full day.
2. Steep pitch
A 4/12 pitch roof is walkable. A 10/12 pitch needs roof jacks, harnesses, and slower work. Anything above 8/12 typically adds 25 to 40% to the labor timeline. Hillside homes in Sammamish, Issaquah, and parts of Newcastle often have steep pitches.
3. Multiple stories or complex roofline
Two-story homes with cut-up rooflines (multiple gables, dormers, valleys) take longer than ranches with simple gables. The flashing work alone can double.
4. Skylights, chimneys, or solar panels
Each one adds detail work. Solar panel removal and reinstallation adds 1 to 2 days minimum (handled by the solar contractor, not us).
5. Weather
We don't roof in heavy rain or temperatures below 40°F. Both happen often enough in Pacific Northwest winters to push schedules. We track 7-day forecasts and start when we have a clear window.
Special cases that take longer
Cedar shake conversions typically take 4 to 6 days because the deck almost always needs full plywood replacement. Skip sheathing under old cedar shake is rarely in good enough condition to leave.
Storm damage repairs with insurance involvement add days to weeks of administrative work before any tearing starts. Once approved, the actual repair runs the same timeline as a standard replacement.
Multi-layer tear-offs (when a previous roofer added a second layer of shingles instead of doing a full tear-off) add a full day of demolition.
Tile or metal roof installs run 5 to 8 days for a typical Eastside home because the materials are heavier and the install is slower.
How weather affects timelines in PNW
Western Washington weather is the variable that catches new homeowners off guard. Three rules we follow:
1. We don't open a roof if rain is forecast within the next 24 hours. Once the old roof is off, the underlayment is your only barrier. We don't gamble.
2. Below 40°F, asphalt shingle adhesive doesn't activate properly. December through February work is limited to dry, mild stretches. Most replacements in Sammamish, Bellevue, and the rest of the Eastside happen between April and October.
3. Wind matters as much as rain. Sustained winds over 25 mph make safe work impossible on the roof and risk shingles flying off the dump trailer.
If your scheduled start date hits bad weather, we push the start. We don't half-finish a roof and leave it exposed.
What you can do during the work
For homeowners staying in the house during replacement, three practical notes:
- Park cars in the street or driveway, not the garage. The crew uses the driveway for the dump trailer and material staging.
- Keep windows closed and pets indoors. Tear-off generates dust and falling debris. Indoor noise is significant.
- Plan for one full day of disruption around 7:00 AM start. The crew arrives early and works until 4:00 PM most days.
You don't need to be home for the install if you trust the crew. Many of our customers leave for work and come back to a finished roof at the end of the day.
